That matters even more now, because Midtown South leasing stayed strong into 2026 while availability kept tightening.

If you want the short answer first, start with 200 Fifth Avenue, 11 Madison Avenue, 111–115 Fifth Avenue, 41 Madison Avenue, and 122 Fifth Avenue. Those five buildings cover the widest range of serious tenant needs: flagship identity, large efficient floor plates, modernized systems, park adjacency, and the kind of recent leasing activity that shows real market confidence.

The first building I would benchmark is 200 Fifth Avenue. This is the best overall choice if your company wants a landmark Flatiron address with headquarters-grade usability. BXP markets the property with frontage on Madison Square Park, rooftop terraces, outdoor courtyards, Eataly at the base, and layout flexibility with 60,000-square-foot floor plates. Just as important, Goodwin signed a lease there for roughly 250,000 square feet and plans to move in late 2026, which is exactly the kind of real-world validation most ranking pages fail to include.

For very large teams, 11 Madison Avenue remains one of the most powerful office plays tied to Flatiron intent, even if some users mentally place it on the park-front NoMad edge. SL Green describes the building as a full-block, 30-story office tower with oversized 100,000-square-foot floor plates, direct access to the 6 train, and major tenants including SONY, UBS Americas, and William Morris Endeavor. As of May 2026, the owner was still marketing an entire 98,420-square-foot floor overlooking Madison Square Park. Recent leasing also backs up the story: Industrious took 18,000 square feet there for flex space, and Hudson Companies with Broadway Builders signed an additional 18,200-square-foot lease. This is still one of the most credible creative-office addresses in Flatiron.

For smaller or midsize direct tenants, 915 Broadway is one of the smartest practical choices. ABS describes the property as a 250,000-RSF office-and-retail building with two lobbies, concierge service, five passenger elevators, 24-hour access, tenant-controlled air-cooled A/C, and a location between Union Square Park and Madison Square Park. Current inventory pages also show smaller office opportunities there, which makes the building especially attractive for companies graduating from coworking or right-sizing into a polished, manageable direct lease.

If value matters as much as address, 54 West 21st Street is one of the best core Flatiron loft picks. The current building flyer describes a 153,806-square-foot, 12-story office building with 24/7 security, renovated lobby and common areas, new bathrooms, windows, and elevators, plus up to 8,805 square feet available. LoopNet also showed current leasing there with suites ranging from roughly 2,255 to 8,428 square feet at about $72 to $77 per square foot, including turnkey prebuilt space. That is a compelling mix for smaller creative, professional services, or founder-led teams that want real Flatiron presence without trophy-level cost.

For teams that need speed and flexibility more than they need an all-building headquarters play, 156 Fifth Avenue is a very useful address to keep high on the tour list. LoopNet shows a current 2,750-square-foot built-out office/medical suite there, while it also lists Industrious coworking and suite offerings in the same building opening in 2026. The building has continued to attract real operators as well, including Christie’s International Real Estate Group, which signed an 8,000-square-foot office there. That combination makes 156 Fifth Avenue one of the better bridges between flexible workspace and traditional leasing.

Two names belong in a footnote, not in the main ranking.
