The tenant lounge on the 11th floor, known as The Galleries, gives a nod to early 20th-century luxury train cars, complete with porthole-style windows, oxidized copper finishes, and intricate mosaic floor tiles. The design evokes the grandeur of a bygone era, yet it’s all part of a modern office space in the heart of Manhattan.

This thoughtful tribute to the building’s Beaux-Arts heritage also serves as a reminder of its close proximity to Grand Central Terminal, one of the city’s major transportation hubs. According to Marx Realty President and CEO Craig Deitelzweig, this design decision ties into the building’s historic roots while highlighting a key factor in why companies choose 10 Grand Central for their office space in today’s hybrid work environment.

“We wanted to create a space that feels special and unique, something that stands out in the market,” Deitelzweig said. “The connection to train lines from the same period made perfect sense.”

Marx Realty’s design team, in collaboration with Studios Architecture, has been applying this historical theme throughout the building, starting with a $45 million renovation in 2019. The project included updates to the lobby and a redesign of the 3,000-square-foot terrace and lounge on the seventh floor. Now, with the opening of The Galleries, tenants have an additional 11,000 square feet of amenities to enjoy.

The new tenant lounge offers much more than just a place to relax. It features a cocktail bar, a town hall-style meeting room, a mini movie theater, and a state-of-the-art podcast studio. The design throughout incorporates Marx’s signature 10 Grand Central Green, a rich olive color that adds warmth to the retro-modern aesthetic. This color is featured on the lounge’s couches and floor-to-ceiling drapes, complementing the elegant burlwood wall paneling.

While the design harkens back to a bygone era, the amenities are decidedly 21st century. The podcast studio, for example, comes fully equipped with modern recording technology and has already become a hot spot, booked through the end of the year.

Deitelzweig emphasized that today’s tenants want more than just office space—they’re looking for an experience. “Tenants now view office buildings more like hotels,” he explained. This approach, blending hospitality with Class A office space, is something Marx Realty has pioneered across its Manhattan properties, with 10 Grand Central at the forefront.

And it’s working. The building, located at 155 East 44th Street, has been fully occupied since early last year. Part of that success comes from creating buzz-worthy moments, such as the 2022 addition of a $100,000 electric Porsche Taycan as an amenity for tenants—a testament to the level of luxury Marx Realty offers its clients.

“We want our tenants to love coming to work, to feel excited about the space, and to take pride in showing it off,” Deitelzweig said. “That’s why they keep coming back to the office.”
