Move-In Condition

The term Move-In Condition refers to an available commercial space within a given property that is empty and ready for immediate occupancy.

Such spaces can range from a plain vanilla box to a fully built out architecturally designed office space with all the trim and trappings.

A property must comply with all requirements by any governing municipality for a habitable dwelling. Requirements for habitable dwellings are operable plumbing, windows, electricity, and lockable doors. The requirements vary from place to place and available at the designated city department.

Office Space Categories:

Built-Out: There are existing tenant improvements allowing immediate occupancy by a tenant.

Move-In: Allows tenants to occupy the space without any modifications and considered built-out.

Shell: Typically not built-out and unimproved prior to occupancy. The space is newly completed and never occupied by a tenant.

Move-In Condition Office Check List

The location of the office space is important for your business.

  1. Is the space fitting for the current and future business growth?
  2. Does the space fit your business?
  3. Is there enough private offices, collaborative work areas, and storage?
  4. Is traffic congestion a concern?
  5. Are the commuting needs of employees being addressed?
  6. Are the appropriate communication services available?
  7. Are the appropriate internet services (T-1 lines, DSL, or Cable) available?
  8. Does the space contribute to your type of busine

Furniture & Phones: By this statement the space can provide Furniture & Phones optionally if the tenant requires – this of course allows you to keep up momentum while transitioning to your new space.

Pre-Wired: Any commercial space that bears this designation has had network cabling installed from an I.T. Closet or Server Room to each workstation or desk – commonly these ports offer both voice & data over a CAT 5 or 6 line – in some instances these maybe separate; now a days normally 1 to 3 ports are allotted to each desk…

Remodeled: This space feature indicates that the unit or property has been fully constructed towards a superior aesthetic; moreover there could be improvements made to the underlying infrastructure as well – understand though that each space is handled on a individual basis so standards may differ.
